There are various tricks and upgrades that sellers and agents can take advantage of to sell a property, but how do you upgrade a plot of land? How do you make it alluring to the buyers?

Far too often, we see the same large sign on a plot of land for months, and quite frankly, it takes a long time before your big break on sales. That’s a long wait for the seller to hang fire for the purchase and for agents to wait for the commission. In this short episode, Brent Bowers is back at it again, giving us insider tips on how you can market land deals and get that bread!

First, we’re going to be talking about why your iPhone won’t cut it. Second, the number one traffic source, you would want to get your land on this source where the people are going. Get it in front of the traffic. Third, a little place you might not be thinking about where you can sell land all day long. I was an Army officer and I was always away from home, training, deployed, and going away from my family. I needed a change in my lifestyle and that’s why I found land in early 2016. Since then, I’ve done over 250 land deals and I’ve created a lifestyle business. We can do this from anywhere in the world, me, my three children, and my wife. We travel every three months for at least three weeks.

I’ve been around the block long enough. I’ve seen so many photos. I look at a lot of my students’ photos and other people, my competitors’ photos and a lot of times, I’ll buy land from people that got terrible photos like the land have been listed for a year and I’ll improve it in some little short way. Let me tell you about what we do. We hire a professional. It’s who not how. Do what you do best and contract out the rest. When I send that professional videographer and photographer, I get the whole package. I want them to take the best photos of the actual land. They need to be taking photos of my land.

If I’m selling people land in Florida and this person lives in Wisconsin, I want them to feel like they’re in the woods or walking down this mountain path. I want them to feel like they’re there. That helps them pull the trigger. Don’t worry about what the costs are as far as these photos. By taking professional video, drone footage, and professional photos, you can increase the price of a piece of land by the way you showcase it.

Let’s talk about the photos. The photos need to be on the land, of the land, from the street, and how to get to it. You want to showcase everything. If you see this cool waterfall on the way to the land, mark it and say, “Waterfall, five-minute hike from the land.” Don’t pretend like the waterfall is on your land. I hate when people do that. It’s sleazy. It’s not the right thing. Be congruent, real and raw. Show exactly what’s on the land.

Let’s talk about video. This video needs to be a wide-angle lens and it needs to be slow. You want to have a little cool music on it. Match the area. If it’s in a hippy trendy area, match it with the music. If it’s a slow pace mountain lifestyle with a creek running through it, have music that matches that. The final point I want to make is drone footage. You can get a drone from Walmart.

I was in another city. I had to buy a quick printer, I went and spent $30 on a printer. There was a $300 drone right behind the guy that was checking me out. I almost bought it to play with this thing, but then I was like, “No, I would wreck that thing,” so I didn’t get it. You can get drones at Walmart for $300. Get drone footage of your land. I cannot emphasize it enough, photos, video and drones.

With the photos, you want to make sure it’s a sunny day. Sometimes your photographer is going to have to look at the weather and plan this out. You can’t just randomly say, “I bought this piece of land. I could take videos and photos of it.” If it’s not a sunny day, do not go out. It needs to be sometime between 10:00 AM and 3:00 PM. They can’t show up at nighttime or early in the morning. It’s okay to get a sunset and a sunrise. That’s amazing.

Sometimes you can have the photographer stay out there all day. If it’s a great piece of land, we’re talking something that’s a couple of hundred thousand or $1 million, that photographer might spend a couple of days out there, but that’s okay. If we’re talking about a desert lot that you bought for $3,000 and you’re selling it for $3,3000. I would maybe skimp a little bit on that one, but sunny day, no rain and no snow. I don’t like snow in my photos unless there’s a little snow over here and it’s on a mountain top and it’s still a sunny day.

Land Deals: If you’re selling people land that’s in Florida and this person lives in Wisconsin, you want them to feel like they’re literally in the woods or walking down this mountain path. You want them to feel like they’re there.

 

It’s got to be a sunny day. I can’t emphasize that enough. No rain, no overcast, and no snow unless it’s a little bit on a mountain top. If they have to sit out there for a couple of hours, tell them to pack a lunch and get photos on nice days. I talked about why I hate overcast and rainy days, but let’s talk about fall or spring. Let’s talk about spring first because it comes before fall. When the leaves and flowers are blooming that is a great time to get photos, video and drone footage. You might not see the flowers from the drone, but that’s a beautiful time. Everything is exploding with life. You want to capture that and provide that for your buyer.

Let’s talk about fall. Leaves are changing colors. You don’t want to get the fall after it’s fallen. You want to get the fall while it’s about to happen, right before all the leaves are gone. You want the colors. That is a phenomenal time to take photos. The only rough time is during the winter. I get it, we buy land during the winter. Sometimes you can take those photos and get away with it, but not the optimal time.

Just because this video is about how to sell your land for sale by the owner, it doesn’t mean that you need to skimp and save everywhere. If you’re not going to pay a realtor 6% or a flat fee of $1,000 or $1,500, I want you to spend that money or some of that money on photography. You can go out and film with your iPhone and take pictures. The iPhone has got some cool features. I’m not trying to downgrade an iPhone but if you want top dollar, you need to showcase it the best way possible.

Let’s say you bought that piece of land during the winter and you sent a photographer out there. You got winter photos and you still haven’t sold the land, and now it’s spring, send them back out. Sometimes you just got to pay a little bit of money. You’re in business and that’s a business expense. When selling your land, you want to be on the number on traffic source. What is that? It’s Facebook. Everyone is on Facebook. People sometimes check Facebook 4, 5 or 7 times a day. Why not be on this platform? It’s free so why not use free things to sell your land?

There are two things on Facebook that I want to talk about. One is the buy and sell groups. These could be yard sale groups, land groups, or real estate investment groups. Join them all. Be careful, you don’t want to join too many in one day because Facebook thinks that’s a little funny and they might flag your account. Join them slowly and be respectful.

Make sure you know the rules of these buy-sell groups because they might get a little aggravated or delete your posts.

A lot of these groups have rules and they’ll kick you out if you’re not following the rules. If they warn you, take that advice and heed it, and don’t do it again. We get our land on these buy and sell groups. I want to tell you a little cool ninja trick about these buy and sell groups. Let’s talk about what has been going on in the United States for the last several months. In the wintertime, things like snow and ice happened. People that live in these areas are tired of it. They’re tired of driving and shoveling their driveways, so they look in cool areas like Arizona and Florida for land.

Let’s imagine you’re in Wisconsin or Cincinnati, Ohio, and you’re tired of shoveling your driveway, your aunt fell and sprained her elbow on the ice, you want to move somewhere where there are more sunny days times in the year than there are cloudy and snowy days. You’re sitting in your house, cooped up and freezing, you’re in Ohio and it’s snowing outside, you’re going on these buy and sell groups and you see a piece of land in Florida or Arizona for sale. All you see is the beautiful sun. You’re probably going to buy that land. That’s what we do with Facebook buy and sell groups.

Let me sum this up a little bit. What I’m trying to say is if I’ve got a piece of land in Arizona or Florida, where it’s always sunny and warm, I am advertising that land in cold places like Wisconsin when it’s snowing. Granted, I’m still advertising in Florida and Arizona for this land, but I also joined buy and sell groups in Wisconsin and any of these cold states, that’s one of our ninja tricks and it works phenomenally.

Let’s talk about the second thing on Facebook. That’s Facebook Marketplace. One thing about the marketplace is it’s always changing and we can’t keep up with it. One thing that we do is we put the land on Facebook Marketplace. This works amazingly. People are going to Facebook Marketplace for all sorts of things. Why not have your beautiful piece of land on 5 acres with mountain views and a little creek running through it on Facebook Marketplace? It’s free.

One thing I want to mention though is you want to start with Facebook Marketplace. It’s cool because they allow you to post in other places and you can pick up sometimes up to 19 or 20. If your account is seasoned, 50 buy and sell groups at one time. Be careful and make sure you know the rules of these buy and sell groups because they might get a little aggravated or delete your posts. That’s okay. Don’t do it again.

Land Deals: You want to be on the number one traffic source – Facebook. A lot of times people check Facebook four to seven times a day, so why not be on this platform?

 

My last point, I want to talk about a nice little place that you might not have thought about where I’m selling land all day long. I sold my first ten parcels of land on this site. We all have heard of it, it’s Craigslist. It is a phenomenal place. You want to make sure that you’re in the area where you’re selling that land. Let’s say it’s in Denver, Colorado. You want to join Craigslist areas around Denver, Colorado because Craigslist is very particular about you posting land in Colorado, but trying to post this land in Colorado on a Florida Craigslist.

You want to follow those rules. There are some ways to get around that with having Florida numbers, but it’s about abiding by Craigslist rules and keeping your content up. That way, your stuff doesn’t get flagged or ghosted. That’s one thing my students complain about a lot, “Craigslist took my ad down.” Most of the time it’s because they didn’t follow Craigslist rules. When you follow their rules, they put your stuff everywhere. You might have to repost it every several days but it works. People are going on Craigslist all the time to buy land. You might think, “Craigslist is a huge scam.” I’m not telling you to go find your children’s babysitter on Craigslist. I’m saying that you sell your land there.

I want to give you three little quick bonuses, the things I love about selling land. We want to sell our land as fast as possible. Signs work all day long, “7 acres, must sell, phone number.” Let’s talk about neighbor letters. Who would be more interested in that piece of land than the actual neighbors around it. I’ve purchased land from so many people and then turn around and sold it to the neighbor. The neighbor said, “I’ve wanted this land for years. I didn’t know how to buy it.” Send a letter to the neighbors.

The last thing is the land sites. Why not go where land buyers are already at? That’s like LandWatch.com and Landmodo.com. My friend, Scott Todd, owns this website. It’s an amazing website.
