My name is Lauren Hardy. Here’s my story…

When I first got started in real estate, I thought things were going well. My very first deal was a fix-and-flip that earned me $60,000.

But over time, the market got very competitive and it became very difficult to find deals. My marketing was less and less effective. I started to notice that sellers were more hostile when I’d talk to them.

I live in Orange County, California. Real estate is in high demand here. There are a million buyers waiting to snap up any property that comes onto the market, no matter what condition it’s in.

A seller can easily sell their house quickly and still get full retail price. Why would they need to sell to a Wholesaler at a deep discount? Answer: They don’t.

The Wholesaling methods that everyone was teaching simply weren’t working in my market. Every Wholesaler I talked to in California was having the same experience as me, yet I kept hearing about Wholesalers from other parts of the country who were having massive success.

When I figured out that my market was the problem, I decided to try Wholesaling remotely.

Once I started Wholesaling in other states like Tennessee, Oklahoma and North Carolina, things got a lot easier and my business exploded!

Before, I was only doing about 3 deals per year – and I had to work hard to get that many. After switching to Virtual Investing, I started doing multiple deals per month. In 2019, I did 55 Real Estate deals – all of them out of state.

The best part? I work entirely from home and I don’t have to do any of the dirty work myself.

I don’t visit the homes. I don’t meet sellers face-to-face. All of the in-person work is outsourced. I do everything else over the phone.

My job is just to handle the marketing, test new ideas, learn about what’s currently working in the market, and direct my team on the ground to follow through and close the deals.
