I live in Toronto, Canada, but I do my investing in Northwest Indiana. I started out buying rental properties, then started doing fixing and flipping, and wholesaling. I was looking for software, but I could essentially go to my entire business. I didn’t find anything. I thought, “I’ll start something for myself,” and then it grew from that into what it is now, being used by tons and tons of investors all over the country. It’s been a very exciting journey.

This is an all-in-one solution. If you are using Podio or another CRM, you are most likely having to have 3, 4, 5, or 6 additional software in some cases. You’re having to have software to have a phone system, send out emails to your buyers, skip trace, e-sign, file storage, driving for dollars, bookkeeping, accounting, or KPIs, and the list goes on. Let’s talk about some of the features that come with this system. This is essentially an all-in-one system. You can run your entire business from this single platform. How did this all get started?

I used to live in Chicago. I was buying properties in Indiana. I’ve been investing since 2010. In 2015, I moved to San Diego. I still had my investing business. I started looking at software that I would need to run my business, my acquisition team, project management team, a team of VAs, and all of these different people that you have. I went online and started looking at different software.

I come from an accounting background, so data tracking is a big part of it. I didn’t find anything. I noticed that I would have to get all these 4 or 5 different software to run my business. Even after getting all those software, they didn’t talk to each other. I would still need to do a lot of data tracking and other things offline.

I’m like, “I’m going to create something for myself. Something very basic and simple that I can use. That’s very easy that I can have everybody on my team.” It started from that. A couple of years ago, I started showing it to other people, and they’re like, “This is cool. Can I use it?” I started letting some other people use the software. A few years ago, we opened it up for everyone. It’s been pretty exciting since then. The goal was to have one software that I could run my entire business from.

I had no idea that you’ve built this for you and your team internally. That is amazing. Let’s start with some of the features. The goal here is to have an all-in-one system that you can use to run your business and close more deals. At this point, we have people using the system that is getting started all the way up to doing 300 deals or more per year. When somebody is using our system, they will not need list stacking, skip tracing, a phone system to call or text, CRM, or anything to e-sign. It will replace Google Drive, sending emails through the system, project management, bookkeeping, or drip campaigns. All of that, they can do in the system. They don’t have to integrate anything. Our goal is we want people to work on deals and not on integration. They log in and are ready to use. They don’t need anything. They can do everything that I mentioned. They could do all of it in REsimpli and be up and running in a minute.

Let me tell you a quick story about when I first started in real estate full-time several years ago. I got Podio, and I thought, “This is pretty cool.” I then had to get GlobiFlow, which is the backend version of it, to start getting some of these automations and being able to connect in third-party software. I said, “It would be nice to have an e-sign platform.” I spent 1, 2, or 3 days even figuring out how to integrate these software. I then thought, “It would be nice to have a phone system in here as well.” I had to go out and find that and integrate that.

Long story short, after adding about seventeen, and I’m not even exaggerating, different things into the system, that’s what happened. A month went by, and I wasn’t marketing to sellers, running appointments, and sending offers because I was spending all of my time working on my business in zero time working in my business. Anybody that is reading this, do not make the same mistake that I did. Do not spend weeks or months trying to integrate all of these third-party software. Skip that, get REsimpli, and jump right in, so you can start working in your business right away. I love it. This is amazing.

It’s pretty typical for us. People come from Podio, and another CRM called CallRail. They’re using e-sign, which is great, but once you start doing deals, you notice a lot of inefficiencies. All these different systems don’t speak to each other. You don’t know what’s going on in your business. You might go into QuickBooks, which has no idea what’s going into your CRM. They’re not talking to each other.

You have no idea what’s your cost per lead or deal, so you’re exporting all that data into Google Sheet or Excel and doing all of that outside of your system. You have to do it manually. There’s a huge risk of human error. Somebody inputs number wrong, and then it completely messes up everything you’re doing in your business. You have to do it every week or month, however often. With REsimpli, everything you need to know about your business is right there in front of you. That’s the exciting stuff.

Coming from an accounting background, that was very important for me. People make up stories, but numbers never lie. That was very important. I don’t want to hear people’s opinions about what’s going on. It’s about, “Let’s look at the data and make your decision based on that rather than on gut feeling or opinion,” or what they think should be going on, which has been a game-changer for us.

Let’s talk about some of the things you get out of the box when you sign up. First and foremost, you got to do marketing. Marketing is the lifeblood of this business. Without marketing and leads, you don’t have a business. In order to do marketing, you got to have a phone system. If you have a team, your team needs to have a phone system. You guys have a built-in phone system right out of the box. As you had mentioned, you can be up and running in 1 or 2 minutes.

You can get leads via number. You can start calling and texting. We do have a dialer built within the system, but it’s not made for prospecting. We are rolling out a dialer and list that I keep for prospecting. You start out with uploading a list and list stacking and then doing your marketing, and you can do direct mail from within the system. You can use a different platform for RVM and SMS. We’re rolling out a dialer for cold calling.

Once the leads start coming in, then you can completely automate your follow-up process with them. You can send them text messages, RVM, an email, direct mail, and call them. It’s all part of your automated follow-up. That’s what is being noticed. The majority of the investors that are consistently doing deals are getting them through drip campaigns. They might go to lead on a drip, and then six months or a year later, we’ll keep sending them text messages, RVM, and email to remind you that you need to call. Whenever the seller is ready, the seller is going to call you and say, “I’m ready to sell my property.”

You’ll have all of the communication about their property. You can pick up the conversation wherever you left off. It feels very natural. You’re not going to do another system to see, “Let me see what the last conversation I had with them by this week was.” All your notes and every conversation you’ve had is within the system. You can call and text them from the app. It makes it very easy to follow up. We’re not a real estate investing business. It’s a marketing business.

That’s exactly what it is. You listed 45 things. Phone system, list stacking, ability to call and text, automate follow-up, email, skip tracing your leads, set up the drip campaigns to follow up with your leads, and automate that follow-up. Automated follow-up is massive. You guys have a driving-for-dollars feature in here. You have a full accounting suite.

Let’s talk about accounting for a minute. KPIs matter. If you are not tracking, how do you know that your money is being spent on the right type of marketing? It’s very similar to somebody like, “I want to lose a few pounds. I want to lose some weight.” If you’re not tracking your diet or workouts, you’re going to fall off the wagon. It’s the same thing when it comes to business.

A real estate investing business is essentially a marketing business.

You need to track what you’re spending your money on, what type of marketing is producing results, and the time in which it takes from a lead to come into the system to be converted to a contract, to then be converted to a close. I’m leaving out tons of things that we obviously want to track. Tell us a little bit more about all of the KPIs.

The real estate investing business is a marketing business. If you do not know your numbers about marketing, for every dollar you’re putting into a marketing campaign and how much money is coming back, even within direct mail, let’s say you’re marketing to a probate list. You need to know how much money comes back for every dollar that you put in. Is it 3X or 4X? Is it like you’re breaking even?

You might notice that your probate list is working better than your absent deals. For every dollar that you put into probate lists on direct mail, you’re making $5. For absent, you’re making only $2 on doing direct mail. You might look into that and say, “I’m going to do more probate lists.” If you’re looking to expand into another market or add another marketing channel, then you might want to start with a probate list. Instead of doing direct mail, you might want to start cold calling them because the probate list is working well for you.

If you are an investor and you’re making $100,000 gross profit, at the end of the day, you have $10,000 left because you’re spending so much on marketing and other expenses. Is it better to have $10,000 left on $100,000, or would you rather only make $90,000 gross profit but have $30,000 net? That’s the data that we’re able to provide. The goal is not just to do more deals, but the goal is to do more profitable deals. You’re making a higher net profit by knowing exactly where your money is going, what’s working, and what’s not working.

The goal is to do more with less. Isn’t that the goal always? Do more with less. You brought up a good point. Doing 200 or 300 deals sounds amazing. If you’re making $1,000 or $2,000 on each of those deals, I would so much rather do twenty deals and make $30,000 or $20,000 on those deals than try to go out and do hundreds of them. Doing more with less is what this system is all about. Tell us about the mobile app.

Every lead that comes in my system, my team is either setting an appointment to view the property or we’re making an offer every single time. The most important feature of any CRM is the ability to keep track and take notes on what is going on with this lead and seller. What’s their issue or motivation? Are they distressed? Is the property distressed? Taking notes is crucial.

The second thing that is probably the most important is creating a task to follow up with sellers. The ability to take notes and create tasks is going to be the most important thing, but having all of these additional features and functions to help run your business and avoid having 6, 8, or 10 additional software is massive. Does it matter if you are a wholesaler, a landlord like me and you, maybe you’re doing the BRRRR method, scaling your rental portfolio, or a fix and flipper?

I do a lot of fix and flip.

How many rentals do you have?

I have about 50 properties. It’s been great. Anybody that’s doing marketing, as a real estate doing marketing, the system is made for them. If you’re a real estate investor and not doing marketing, then, in my opinion, you’re leaving a lot of money on the table because you’re not getting the most value that you could from buying property.

You’re leaving a lot of equity on the table, but if you’re straight-up buying from MLS and leaving a lot of money on the table, you should be marketing because that’s where you start getting additional equity if you buy a $100,000 property from MLS. If you’re able to negotiate with the seller for $90,000, you have instant equity of $10,000 right there. It works out for the seller. The seller doesn’t have to pay any commissions or closing costs, and then it works for you. You have additional equity in the property. For something like that, that’s who the system is for.

This is awesome. You and your team are using this software to flip hundreds of properties. You’ve acquired over 50 properties to add to your portfolio of rentals. One thing I regret if I look back at my investing is I wish I had started working with a coach or mentor that had been doing it for a long time. I believe my journey would be further along. I’m doing that for REsimpli now. I’m working with a coach to help take the company forward. I wish I’d done that. I wish I’d started doing marketing sooner and bought more rental properties. Those are the things that I look at. That’s where the money is. It is from buying rental properties with some equity and then repeating the process.

That’s what I started doing. I didn’t do any flip, no wholesaling, nothing. My goal was to acquire rental properties with equity in them. I don’t regret buying any property. The only thing I regret is I wish I’d bought more. I wish I’d worked with a coach so they could have guided me through the experience and said, “This is the process, and follow it. Trust the process, and those things will work out.”

It’s like talking about working out. If you eat healthily and work out, you are going to lose weight. There are no two ways about it. They’re going to see results. It’s trusting the process and working with a coach. For me, I’m doing that on my health and business now and then trusting the process because somebody is out there. They’ve done it. They tell you, “This is all you need to do. Forget about distraction. In all the things you have, do this day in and day out. You are guaranteed to see results. ”
