The Top 3 Ways to Find Deals when Wholesaling in a Virtual Market

I am going to share with you the top three ways that I find deals when I’m virtually wholesaling. In the last several years, believe it or not, I don’t think I have ever purchased one property that has been listed on the MLS. At least, I wasn’t trying to go for MLS listed properties. Everything I have done is direct-to-seller. I have done every single direct-to-seller marketing method except for radio. I have done it all. I have done TV ads and I love it. I have done direct mail, text message blasting, and cold calling, you name it. In this episode, I am going to share with you three ways that I like to find deals when I’m virtually wholesaling. I’m going to get into it.

First, I’m going to share with you how the deals I have and the deals that I go after having no competition. Next, I’m going to share with you the top three marketing techniques that I use. Lastly, I am going to give you the actual software and tools that I use to find these motivated sellers. I’m even going to include a discount code, so you can give it a shot for yourself.

Let’s get into it and talk about how the deals I go after having no competition. For several years, I have specialized in direct-to-seller marketing. What that means is I am not going to the market to find my deals or my houses that I wholesale. I don’t get realtors involved. I’m not looking on Zillow and seeing what’s listed or on the MLS. Instead, I am marketing directly to the seller.

The seller that I go after they don’t have their property listed with a realtor, at least not yet. There are not a ton of buyers going after the same deal. When a property is listed with a realtor, that property is now being exposed all over the internet and there are a lot of eyes on it. The benefit of direct-to-seller marketing is that often you are the only person that the seller is talking to. That’s why I chose from day one to specialize in direct-to-seller marketing because I don’t like dealing with competition.

Now that you understand what direct-to-seller marketing is, let’s get into number two, the top three marketing techniques that I’m using now to close hundreds of wholesale deals in my virtual territories. The first one, I’m still a big proponent of text message blasting. It’s working very well for me. It’s a fairly inexpensive way to market directly to sellers if you compare it to other marketing methods. It is a way where you can hit a massive amount of sellers in a short amount of time. Text message blasting is very efficient.

What I’m doing is I’m using software that is capable of texting as many sellers as you can literally push the button, so you can text 100 sellers in 100 seconds. Text message blasting is very useful and efficient because you can do it very quickly. Everybody checks their text messages. When a seller sees that they have a text and it’s a personalized text that even has their name and their property address, most of the time, if the seller has any interest at all in selling, they are going to respond. They are going to say, “What do you have to offer?” That’s when I go into a dialogue with them.

We would be texting the seller. The seller will give us some replies, “Yes, I’m interested.” We will get them back on the phone, and then we go into that first script with them. You are welcome. It’s very helpful. It’s the script that I train my team and we have been using it for years. Let’s get into another marketing method. I am a big fan of cold calling. Cold calling is the least expensive way to get ahold of sellers. If you know, Mr. Brent Daniels, Mr. TTP, he is all about cold calling. I’m sure you have listened to him and if you haven’t you better because he knows it all about cold calling. That’s who I learned how to cold call from.

Cold calling is a great way to get in front of sellers if you are on a budget. It is cheaper than texting and you can cold call efficiently by using a dialer such as Mojo Dialer. It will manually dial these numbers for you, so you are not individually punching in the seller’s phone numbers and calling maybe five sellers an hour. Instead, you can call over a hundred sellers an hour. It’s pretty cool and we have personally closed a lot of virtual wholesale deals cold calling.

The next marketing method that I am going to talk about is TV ads. This is new for me. I started TV ads and we are closing a lot of deals off of it. This is how it works. Essentially, I filmed a TV ad and it’s me. It’s cheesy and it makes me cringe watching it but it is effective. It plays in the local Metro where I am marketing for homes. Sellers, who are watching daytime television see my ad. If they do have a property they are interested in selling, they go to my website or dial the phone number that’s advertised.

When people see personalized text with their name and address, they have a higher chance of responding.

We are getting a lot of leads from TV ads. It’s pretty amazing. What’s cool about TV ads is that type of lead, they came to you. It’s inbound. It’s not as hostile as somebody you texted, it’s not one of those. “You texted me. You want my house. You are the one who reached out to me. What do you have to offer?” No. It’s like, “I saw your ad and I need you.” TV ads are awesome. I love inbound marketing methods for the reason that they are calling you. It’s a different conversation from the get-go. My team personally prefers a seller that came from TV ads.

The thing about TV ads is they can be expensive. It is not for the newbie. It is more for somebody who’s experienced who’s done deals in their market. I would recommend doing maybe five deals in a market before you start spending money on ads like that but if you have and your ready, you should do it. It’s an amazing marketing method.

Next, we are going to get into the software and tools I use and I even have some discounts for you. Like I told you before, I have never purchased a property off of MLS and I have been doing this business for several years. I have done Google Ads, Facebook Ads, SEO, you name it. The three that I’m giving you are the time-tested three marketing techniques that I feel now are most relevant in getting people deals. I am doing all three. I have had a lot of success in all of them.

Virtual Market: TV ads can be expensive. It is not for newbies but for experienced ones who have done deals in the market. Doing around five deals before spending money on this is recommended.


All three are marketing methods that you can have massive results very quickly but it does take time to learn how to do these campaigns the right way. I recommend not take on all three at the same time. You want to pick one marketing campaign at a time and master it. What I mean by master it is, do let’s say, 10 to 20 deals. Until you feel like you have mastered this marketing campaign, don’t jump off and start texting then cold calling, at the same time. Master texting for a while, and then go to cold calling.

Promise me, you will do that. Honestly, the biggest mistake people make is they try to do too many marketing methods at once and they are not a master at any of them, and they end up wasting a ton of marketing dollars. Make sure you don’t do that. All of these marketing methods work when you are virtual. Remember, I am strictly virtual wholesaling.
