Welcome to the Wholesaling Inc podcast. I am your host, Chris Arnold and dude, I am with my boy Sharad Mehta today. If you’re tuning in and you’re like, “Okay, what is this about?” Let me just paint a vision for you. I want you to imagine that there was a software, a one stop shop software. I’m just trying to keep up with your energy, and I’m more laid back but I’m going to pump it up.

Chris Arnold:
You don’t have to keep up with the energy. You follow with the heart, because literally you’re the most genuine guy that I’ve… So for people that don’t know, people who are like, “Okay, we got a tech guy coming in. What does this guy know about real estate?” Give us your real estate background because you are doing deals, still doing deals, before you actually moved over into tech. How can we relate with you on this? Did you wholesale? Did you build a rental portfolio? What’d you do?

Sharad Mehta:
Yeah, man. So I started out… I bought my first property in August 2010, so about 10 years ago. I still own that property. I started out buying rental properties for first couple of years of doing this. I bought a bunch of rental properties, I have 75 units. 95% of them are paid for already. So I own them-

Chris Arnold:
You have 75 doors, 95% are free and clear. Congratulations.

Sharad Mehta:
Thank you, man. Then after that, I started doing some wholesaling and then fix and flip, so I went backwards into real estate investing. In last 10 years, I’ve done over 600 deals, mix of rental properties, mix of wholesaling, mostly fix and flip I would say. Now, we deal with a very active fix and flip business, some wholesaling and I have a property managing business. So, on average we do about 50 deals a year. This year might be a little bit different, but we are looking to scale up now at our business.
Where the software came in from. I do my investing in north west Indiana and I used to live in Chicago, but then I moved to California. I live in Toronto, Canada now. I moved to California in 2015 and I was looking at systemizing my business. I’m looking at all these softwares I would have to get to run my business. I’m like, “This is stupid.” I have to have a CRM, I have to have this software, that software. Even after doing all of that, they didn’t speak with each other.
Just to give a little bit of background. I used to be a CPA, I have an accounting background. The data tracking, the KPIs is a big part of everything that I do. I wanted to create something with everybody on my team from my lead manager, my acquisition manager, my project manager, my bookkeeper, my property manager could be all in the same system. Then we’d get the most accurate KPIs about our business. So, that’s [crosstalk 00:05:27].

Chris Arnold:
Let me sum up this vision. You’re doing real estate. Obviously, you’re an experienced guy. You’ve been doing this 10 years, you’re stacking rental properties, you’re doing all this. Then you’re trying to run all the operational side and you get this frustration that you have to use multiple systems to get the job done. On top of that, these systems don’t even speak to each other. That’s what we call a, I’ll use a word I’ve heard before. That’s kind of your holy discontent.

Sharad Mehta:
Right.

Chris Arnold:
You’re like, this kind of righteous frustration with, man there’s got to be a better way, that’s right?

Sharad Mehta:
100%.

Chris Arnold:
So you feel that way, and then why raise your hand and be like, I’m going to be the dude that tackles this because this is a massive undertaking.

Sharad Mehta:
Dude, I’m a brown guy, I’m from Indian. So am I not supposed to be in tech doing some tech stuff? People, when I tell them I’m a real estate investor, they’re like, “No, can you fix my computer?” So, I’m like, all right, maybe I should… No, man, for me, if I was doing a deed here and there, it maybe different but even then, I would want to know how much money I’m spending. Where my money is going. Then, it was a problem for a lot of other people. So figured, why not create a solution? I guess that’s the kind of person, if there’s no solution, create it. If nothing else I’ll get the benefit out of it if nobody else uses is. I’m getting the… We have tens of different companies using it not until like a year or so ago.

Chris Arnold:
I think that the best innovation happens when you come in and you scratch your own itch, which is what you did.

Sharad Mehta:
Yeah, [crosstalk 00:07:09].

Chris Arnold:
You had your own itch, you scratched it, and now you’ve created an incredible program that is applicable to all of us. Here’s what you guys might know because Sharad would never say this. I know Sharad, Sharad and I have now been buddies for a period of time now. I’ve gotten to know you. You’ve actually even come down, visited me in Mexico. So we’ve hung out. I know that you love this program REsimpli because you know that it’s going to better the life of the business owner. For you, that’s where you’re getting this sense of significance. This sense of purpose of, man if I can create tech that allows business owners to be more efficient, make more money than I feel like I’m impacting the real estate community. That’s my contribution. That’s your heart?

Sharad Mehta:
100%. 100%. I’m not trying to sell anybody, if you look at our pricing for our software. It’s cheaper than any other comparable software for everything you get. So money’s definitely not the motivation. The motivation is, okay, what’s my legacy. What value am I adding to this? My vote is registered investor so, what value am I adding to this investor?

Chris Arnold:
Let’s break this down then. So let’s talk about what this system is going to do. This one stop shop. This idea of having a business in a box, let’s break some of these down. Again, it’s going to be a CRM. I think for some people, if you’re new to the game, you’re like CRM, do I really need one? Yes.

Sharad Mehta:
Oh, yeah.

Chris Arnold:
You might not need it right this second, but start building it. Even if you don’t need a CRM, this is not why you even sign up to REsimpli. If you do need one, it’s the perfect solution, but it’s because you’re already using all this stuff as a newbie. Let’s talk about CallRail. People are utilizing CallRail, Teletracker. Yeah. You don’t need CallRail, you don’t need list stacking. You think of it like, the first thing you do is you buy your list. We started with that. So have your List stacking, then you start doing marketing. You can look directly right from our platform. Then you want to buy a number to do your marketing so you can do that. Then you do Direct Mail. You get something, you want to send a contract. You can do that in our system. You buy a house, then you can manage the inventory. You can do basic property management in our system. Then you have…

Chris Arnold:
It goes on and on. Let’s break this down piece by piece though for the audience. So the first thing it does is, CallRail. Does this function, just like CallRail? Even if I’m utilizing that, I can go, I can rely on Sharad’s system like I rely on CallRail?

Sharad Mehta:
Yeah. You can’t buy your number, you can do call forwarding. We are making couple of updates in literally, next week or two. It’s going to do everything that you can do in CallRail and more. Because ours, just for real estate investors, some of the features that we have, are very specific to real estate investor that they will see value in.

Chris Arnold:
Okay. The second one is list stacking. Tell us about your list stacking because I know a lot of people are paying an additional amount for this. This comes with the program as well.

Sharad Mehta:
It does.

Chris Arnold:
What about that?

Sharad Mehta:
List stacking, lets say you have your probate list. You have simply driving for dollars. You get all of it, upload in our system, our system will [inaudible 00:10:27] which ones are vacant. You list it, or you can stack them whether it’s vacant property or owner occupied absent lease, all of that. It’s going to also tell you if some of the addresses are leased already. Not only tells you how many lease there are, if some of them aren’t yearly. We’re rolling out our driving for dollar next. So with that, you’ll also be able to basically link up any house that you take a picture of, it’s automatically going to get synced up with your list stacking. You wouldn’t even have to download-

Chris Arnold:
Wow, so you’re going to get list stacking and driving for dollars. The value of what that app can do all in one place here?

Sharad Mehta:
Exactly.

Chris Arnold:
Wow.

Sharad Mehta:
Then we’re going to go much deeper into that as we roll out. Our goal with this is to basically make you the most efficient, real estate investor you can be. You should not be wasting money on anything that you don’t need to. That’s our goal with this thing.

Chris Arnold:
I love that. That’s a purpose statement, to make you the most efficient real estate investor. Dude, this game is about speed. And if you can make me more efficient, which makes me faster, that allows me to compete against the competition as well. Now, the next thing you have, I paid for this, I did before it REsimpli is DocuSign. You’ve got that annual subscription that you pay for it to be able to do electronic signatures on contracts. You have built in DocuSign on this?

Sharad Mehta:
Yeah. It’s not DocuSign, but it’s a cheaper than that. It’s pay per use. If you signed a contract, somebody signs and you pay for it. If nobody signs it, you don’t pay for it. There’s no monthly subscription, you’re not paying anything extra for it. It’s literally, you use it, you pay for it. You don’t use it, you don’t pay anything for it. It’s built in, you send a contract, they sign it, it automatically gets saved in the system. You don’t have to download nothing.

Chris Arnold:
Wow. The, know that you got either Dropbox or Google Docs where you’re storing all of your profiles and everything as well. You’re telling us that this is now a storage place and that will [crosstalk 00:12:27] Dropbox or Google if we need it.

Sharad Mehta:
Exactly. We’ve stopped using Google Drive or Dropbox in our business. So any document that we have, it’s not just uploading document, it’s your complete file management. I have one two three mainstream. Any pictures, videos, closing documents I had, I upload K to four to upload there. That’s it, I never have to search for it, it’s always there for me. I can share. I can share a pretty good file with the link, I forward it with the link, I can do any of that, just like I would do with Google Drive or Dropbox, but it’s all organized for me. I sell the property, we have it, it’s all there. I never have to really bother. And it’s less decisions that you have to make. It’s there, it’ll always be there. If anybody in your team wants to go, they don’t need to go for that file.

Chris Arnold:
Yeah. These are built in. These are ready to go. This has already been developed. Now you have this whole thing of what’s coming down the pipeline really soon. Let’s talk about a couple of these things. You’ve got a QuickBooks to where you’ll be able to do your bookkeeping.

Sharad Mehta:
You can already do that.

Chris Arnold:
You can do your bookkeeping and then it’ll be QuickBooks type piece to it well.

Sharad Mehta:
Exactly. Our goal is to basically replace QuickBooks. You can replace it for the bookkeeping product. You can link up your bank account download your transaction, do all of that, but the financial reporting part of it, that’s coming next quarter. It’s all included, you don’t have to pay, yeah, it’s all included in the subscription.

Chris Arnold:
It’s all included, this isn’t an additional.

Sharad Mehta:
No, nothing. All included.

Chris Arnold:
Then on top of that, it allows you to do both property management and project management. Why don’t you talk a little bit on that.

Sharad Mehta:
You can, let’s say, you buy a property and then you want to rehab it, you can create scope of work. You can again upload your files from [Kinsey 00:14:13]. What stage the project is. Whether it’s under rehab, whether it’s listed for sale, you can see the time it’s taking going from on average. Fix and flip, you make your money on time. Time is money. So you want to know how long does it take from the time you buy a property, to the time you sell ut, but there’s a lot that happens. How long does your rehab take? How long is your property estate take, how long is all of that.
Then on the property management side of it, that’s coming down the road, but you can do basic property management already. You can do all the accounting side of it, the financial side of it, but by the end of the year, you will also be able to manage your tenants. You can add your tenants and track all the financial income expenses for the property, but you’ll be able to, by the end of the year send your applications for screening and do all of that. Push your property to Zillow or Craigslist, and everything. So that’s coming down the road.

Chris Arnold:
If you’re listening, I think probably everything we’ve rattled off, you either have, you heard of, or you think you have, and I think you’re finally, as you’re listening, coming to the fact of, wow, this is obviously what needs to happen. All of these things that I have just need to be stored in one place, all of these separate software programs. Let’s move to the next level, because again, it’s an absolute, no brainer. I’m just going to give it to you. How much does this cost? You’re waiting for the shoe to drop. There’s no shoe to drop. Sharad, how much does this cost per month?

Sharad Mehta:
It’s 99 bucks a month.

Chris Arnold:
99 bucks a month.

Sharad Mehta:

Chris Arnold:
There is no other shoe dropping here. We’re just telling you what it is right now. It’s a no brainer. The amount of money you save by being able to consolidate all of your software into one place. Then number two, it’s just so much more efficient to log in one place, rather than to have to log in to eight different places.

Sharad Mehta:

Let’s go to… Again, everyone’s like, okay, I get it. It’s one stop shop. What else can this bad boy do? What else, if we get in this car, turn this thing on, what’s its capabilities. The thing that my COO, Sierra likes the most is the fact that it has KPI tracking automatic. Now, if you’re listening, you’re like KPI, what are we talking about? We’re talking about metrics. I’m not going to say it, because I’m going to ask you because we know it’s true. What is one of the biggest problems in all of real estate that you see when it comes to real estate entrepreneurs? They don’t know what?

Sharad Mehta:
They don’t have no idea the cost per deal. They have no idea, even if-

Chris Arnold:
They don’t know the numbers.

Sharad Mehta:
They don’t have the numbers. They don’t even realize they’re making money. They think, oh, I’m doing million dollars in revenue but they will think, I’m saving this much money. No, dude, you have no idea.

Chris Arnold:
So, if you’re listening and you’re like, I don’t know my numbers. Well, welcome to the club because I’m sorry, even as you start to go up higher, people are still not tracking. We trashed the hell out of every metric, but let me tell you something. If you have that mentality, which you should, you should be tracking all of your numbers. It is a lot of work and Sharad, what you’ve done in is, you’ve come in and you’ve automated the process within your CRM. Talk to us about the fact that now our KPIs are automatically done for us.

Sharad Mehta:
When you log in, that’s the first thing you’ll see. You set your revenue goal, you see it, you cannot ignore your numbers. If your goal is to do 50 deals or five deals, however many deals. You log in, our system will tell you how far long you are on your goal. It’s all documented. You don’t need Excel, you don’t need any… it’s all done for you. This way you get advantage over your competition knowing, for every single list, for example, that you’re mailing to or you’re cold calling. Or if you’re on radio, you’re doing like five different radio stations knowing how much money you’re spending on each campaign and how much money that’s coming back into your business. Every dollar that you spend out, spend on marketing should bring in more than a dollar back into the business. That’s where our system tells you, all the campaigns, which is the best performing so you can double down on it. [inaudible 00:18:58], just by the click of a button.

Chris Arnold:
