Tom Krol: So here’s what I’ve got for you today. I was on the phone. Guys, remember your network is your net worth, right? And Jim Rowan teaches us that you are the average of the five people you spend the most time with. So I was on the phone with a guy here, and he’s a rock star. His name is Alex Youngblood. He runs the group Wholesaling Houses full time. He’s a close personal friend of mine. And we were talking about our boats and we were talking about a whole bunch of cool stuff, and how great life is being a wholesaler. And he said something to me, and I can’t believe how many times I’ve missed this. This is such a game changer and it is so true. As soon as he said it to me, I realized what he had said and the importance of it and the power behind it.

Tom Krol: And this question that you can ask motivated sellers for immediate results. I mean, right now you could use it right this second and it’s so powerful. So remember that this is why you are the average of the five people you spend the most time with. Because I’m friends with Alex Youngblood and we can call each other, we can share great information and great ideas that will change your life. One thing I always say is trying not to be influenced by the people you surround yourself with is like trying to go swimming without getting wet. And it’s impossible. It’s impossible. You cannot go swimming without getting wet, and you cannot hang around people without them influencing you. This all comes from that. So first of all, thank you Alex Youngblood for pointing this out to me because it’s something I knew but he had to help me kind of discover it and talk about it, and I really appreciate that.

Tom Krol: So let’s get right to it. Let’s cut out all the BS and fluff and get right to the meat and potatoes. And there is Alex Youngblood! I was just talking about you brother, and all the credit goes to this guy because he’s the one who helped me discover this. So here is the secret, guys: the number one way to determine motivation with a seller. A lot of new wholesalers are on the phone and they’re trying to figure out the why, the why, the why. And the problem is a lot of people keep the why very close to their chest. They don’t want to talk about it. The sellers think it’s like a sign of weakness if they share it. Here it is. Here is the number one way to get to whether or not this homeowner is motivated or not. And that is when. When. When. Not why are you selling, but when are you selling, when do you need to sell by, when are you hoping to sell by?

Tom Krol: You see, the when will reveal the why. The when will reveal the why. When you ask someone about their why and they’re just saying, “Well, you know, the kids moved out. Now we’re empty nesters,” and they’re really not giving you a reason. When you ask them, “When you are selling,” that will reveal the why. Very often when you have a conversation about when, they’ll talk about the impending event that they didn’t want to talk about previously. This is so powerful! So be sure when you are on the phone with a motivated seller or with a homeowner, and you start to ask them and you say questions like, “Hey, this is a really nice house. Why wouldn’t you consider listing this with a real estate agent?” Or, “This is a really nice house. Why wouldn’t you consider becoming a landlord and renting this property out?”

Tom Krol: And they’re just not telling you their real true why. Start to ask them questions about when. When do you need to sell? When are you hoping to sell by? That is going to reveal the why. Because when you say, ‘Well, what will happen if you don’t sell by X, Y, and Z day?” Then you’ll start to uncover to peel away those layers of the onion of the why. You are the average of the five people you spend the most time with. I am so grateful for my friendship with Alex Youngblood. He’s just a good, honest guy. Wholesome, certainly an expert, knows what he’s talking about and I’m so grateful for my friendship with Alex. We were having this conversation this morning and he just … It was like an epiphany. I remember when I was having a conversation once, I think it was with Rick Inn and he said, “Have you ever noticed how everybody we always buy houses from, they always have had just had or about to have a garage sale?”

Tom Krol: And I was like, “Oh, the garage sale list. Let’s create a list around people who are having a garage sale. That’s a great idea.” Rick Inn is a multimillionaire wholesaler who lives in my town. And instead of having a scarcity mindset about competition, I have an abundance mindset about collaboration. You are the average of the five people you spend the most time with, guys. I love it. Alex, I know you’re watching this. I appreciate your friendship. And it was awesome having that conversation this morning. So guys, remember if you are having trouble with the why on your phone calls with sellers, get to the when and the when is very revealing. It will help you discover the why, keep you in a confident, powerful position. And then when you’re in a confident, powerful position, you will have a business that is a servant to you instead of creating a job that you serve.

Tom Krol: And that’s what this is all about. This is all about becoming a multimillionaire through our business that is a servant to you. If I have done it, you can do it. If I have done it, you can do it. If I can go from getting a 990 on my SAT and not finishing college and being in lawn care to now being a multimillionaire with multiple free and clear properties that just pay me every single month, then you can do this too! He says, “Is the kid ready?” And Harrison Ford’s response is, “We’re never ready. We go when we’re ready enough.” Make today that day. Call in healthy. Tell them, “I’m feeling great. I’m going to take the day off and I’m going to have a day so that I can live my purpose, not your purpose.”
